Selling or renting out your house may not always be easy, especially if it is old. Other than the attachment that you have to it, the house may be too worn out to catch a buyer’s attention. Old houses are harder to sell, since most people assume that they are not as stable as they were. If you are looking to sell your house, you need to make sure that it is in the right condition to be sold. This will help you to sell it for a higher value that it would have sold for, before being refurbished.

Should I renovate my house?

Renovation is a must! One of the most important factors to consider when you make the decision to sell your house is how to make it attractive to potential clients. A customer will only take a product that they feel is better than the last one they saw.

Your home therefore, needs to stand out from others on sale so that people literally keep lining up for it! With this in mind, the following tips will help you find out how to change the outlook of your home to make it look modern and appealing. It will also play a big role in making the value of your home go up.

  • Thorough repairs

If you want people to be attracted to the house you are putting on sale make sure they can tell that the items in your home are new. Fix every sink, faucet, cabinet, surface, counter or any of the spots you know have been broken down for years. When potential buyers come to see the house, they will scrutinize every part of the house to make sure they are not getting less than what they are paying for.

Use affordable, new and modern appliances or parts that will draw people’s attention and make them have more faith in the new house. If they see new parts and well done remodeling, they will definitely be enticed into buying or renting the house. It will also help you have more selling points to use to convince them.

  • Create more rooms

The best way to sell your home for a higher price is to emphasize the amount of square feet that you are selling by creating another room. This may be expensive though if you reinvent a room you stand the chance of selling the house for a higher asking price that you would have. It simply means that you may be able to recover more money than what you will use to create the room.

The cheapest way to do so is by using space that already exists. For instance, you could convert the attic into a self-contained bedroom in order to fetch more money for your home. This is cheaper since you will not need to build an entire room rather you will only be making installations and changes to an already existing space in your house. You can also convert a garage into a guest room if there are enough parking spaces outside. This will also give you the option of renting it out or selling it as a separate entity.

  • Be strategic

When remodeling, pay as much attention to the outer parts of the home as you would to the inner ones. People will be attracted to your house from what they see outside first. Make sure all the paint is fresh and the environment is clean with attractive elements such as flowers, a patio, side porch or veranda. It is also important to consider outer elements like the doors and windows. These will attract people even before they enter the house and give them an expectation on what they will be getting inside when they buy it.

You can use inswing or outswing doors, bars and door grids, molding, the jamb or stile designs in order to draw attention to the design of your home. Doors can also come in many designs like steel, wood or fiberglass depending on the setting of your house. When it comes to windows, you can use several replacements on your home improvement approach like vinyl wood or aluminum. Windows can also be a sales point because of the colors and designs they come in. Make sure the outer part of the house is just as great, if not better than the inner one.

Ugly Bathroom Troubles?

You go there every single day. Everyone in your family goes there every single day. Even guests will go there relatively frequently. So why are you okay with having such an ugly bathroom?


Let’s face it. That multi-colored mint green and blush pink bathroom just isn’t cute anymore.

Thankfully, there are a lot of other non-mint green/blush pink tiled options out there. And, fortunately, people are beginning to realize that the value of their home actually increases considerably when bathrooms are modernized and updated; you actually have a legitimate reason to fix up the bathroom. So say goodbye to that not-so-cute bathroom your grandma picked out in 1964 and let’s talk remodeling.

You Can’t Do it Alone. No, Really.

First, let’s take a few deep breaths; remodeling makes most people panic. You’re not alone. But what sets you apart from the rest of the bathroom-remodeling folks out there is that you’re not remodeling the bathroom yourself.

You’ve seen too many pipes broken, walls destroyed, and money-pits happen to try to do something like a remodel yourself. Let me go ahead and tell you now, reader, that if you’re still even thinking about doing a home remodel by yourself, don’t. Just say no. I know you’re handy, sir, and I know that you’ve got a killer eye for design, ma’am, but trust me. Home remodeling rarely goes smoothly.

In fact, people end up paying more money for remodels when they do it themselves than when they work with contractors; accidents happen and unforeseen plumbing issues abound in the bathroom. Repeat it with me. Just. Say. No.

So now that we’ve got that out of your system, you need to decide what design you want for your new bathroom. The options are basically endless. Yes, this is that point in the article where you’ll open up a new browser window and start looking up online décor magazines and pull out your catalogs for some inspiration. I know, I know. Take five (or an hour and twenty-five) and we’ll regroup.

So now that you’ve looked online at all of the different options you know exactly what it is you want, right? Yeah, I didn’t think so. I know, I should’ve told you that would make it worse. Sorry. You would’ve done it anyway.

Where to Start?

Okay, let’s get back to your “where to go next” tutorial. You’ve already decided that your bathroom needs to be remodeled. Hallelujah. So, there are a few things we need to address so that you can get into full bathroom-remodeling mode.

  1. Make sure that you’ve got a budget set. This is, without a doubt, the most important part of your remodel. Tell your contractor (because you hired one, right? No? Well then stop here, call a contractor, and then you may proceed) exactly what the budget is, and tell them that that amount also includes the emergency fund. I can almost guarantee you that an unexpected expense will come up – make sure the budget is set.
  2. Be flexible. Like I just said, there are sure to be some unanticipated costs when remodeling a bathroom – be sure to have more than one design plan. If the problems cost more money than you’d anticipated, you’ll have a back-up plan that you yourself picked out.
  3. Make sure your home is prepared for the remodel. Be sure to clear the area of power lines, pipes, water lines, etc. Make sure you know exactly what’s behind every wall and shower before you (your contractor) starts tearing things out.
  4. Do your research. Certain designs and building materials will cost more than others.. Find out if it works for your budget. If something doesn’t work, there are a lot of other options out there. A lot of imitation materials are just as beautiful, even more durable, and half the cost of what you originally wanted.
  5. Stick to your plan(s). This goes along with budgeting. You know how things that you suddenly need just pop up – a different vanity, a different toilet, different faucets, etc. It adds up. Don’t let something sway you. You made your two plans (one for your dream bathroom, the other in case you need to lower the cost), so stick to it.
  6. Be sure to plan your bathroom thoroughly. Pick how many pieces you want, decide the layout (check with your contractor first to make sure it’s feasible), and then plan, plan, plan. Unplanned details can often result in more expenses.
  7. Make sure the people doing the remodel are reliable and know what they’re doing. Ask around for reliable workers. Don’t settle for someone. Make sure your work is done right. And be sure to document the bathroom before and after the remodel to make sure everything was taken care of correctly – and as contracted.

With any luck, that nasty tiled bathroom of yours will be on its way to sleek sophistication in no time. Just remember, don’t try to do it alone! You’ve got people out there who can help you, so take advantage of their services. Just say no to working solo.

I think we need to do more renovations

We’ve been doing a lot of renovations on our home over the last several months and unfortunately I think I’ve just discovered another renovation that we need to do. Actually, I’ve known about this renovation for quite a while. I mean, I’ve wanted to redo the bathroom but I didn’t know we actually needed to redo the bathroom. You know what I mean?

The problem is our basement bathroom. It’s a tiny little bathroom with a tiny little shower and last week when we had a house guest. My husband suggested that our house guest use the upstairs shower because he was afraid that the floor of our basement shower would crack. Nothing like telling a house guest that you think they’re a little bit too heavy! I am sure he could’ve found a better way to say that.

So if my husband thinks the basement shower is pretty much falling apart and can’t withstand the weight of slightly heavier people I think I had better start looking into some ideas for bathrooms and try to find some new shower stalls that would fit the space.

This wasn’t a renovation that I was planning to do right now but I definitely like having to fully working bathrooms. So I think I’d better do this within the next few months. What’s a few more renovations anyway, this house is full of renovations lately.

A simple finish for my basement

I’m trying to think of the simplest way to semi-finish our basement. I’d love to go all out and do a really big basement renovation but that’s just not going to happen.

Our basement has a low ceiling so if I wanted to do the basement right one of the first things I’d need to do would be to dig the floor down a foot or two! No ..I’ll just have to keep hitting my head. LOL … Well .. at least when I get a new furnace sometime in the near future I’ll make sure that the duct work gets moved to the sides of the basement instead of running in the center and pretty much all over the place. It’s no wonder I keep hitting my head when I’m down there. If the duct work was moved over the ceiling would still be low but I’d just clear my head in most places.

One nice thing about our basement is that it’s been very dry. No leaks and the walls are intact. Perhaps I could keep them the way they are. They are painted white .. maybe just repaint? Just put down some kind of basement flooring, perhaps paint the ceiling rafters white to lighten up the basement and that might be ok for a simple reno?

It’s going to be a long time before our neighbors move in

Our neighbors that come to their home infrequently to renovate were here for a few hours today. I really don’t know about them … I mean .. who buys a house, a year ago now, and only renovates it ones or twice a month? Who has the time and money to do that?

At the rate they’re going their house won’t be finished for about five years!

Right now they have no walls inside, or well just frames and as I said they’re going at a snail pace so it doesn’t seem like they’ll be moving in any time soon. I guess it’s a good thing his parents don’t seem to mind them living with them!

I was talking with the woman and she was telling me that there were going to eventually put in a laminate flooring called armstrong grand illusions. It looks nice. I’m sure their house will be very nice once they get everything done, but as I said, it’s taking forever. I was looking forward to having new neighbors, last year, but … I’m going to have to wait a long time before that happens!
